Landlord gas safety certificates in South London

A Gas Safe registered engineer checks each gas appliance and flue you provide for your tenants, then emails your Landlord Gas Safety Record the same day. The certificate is £80 for up to two appliances, usually the boiler and the hob or cooker, and £30 for each one after that.

What the gas safety check covers

The engineer checks each gas appliance and flue that you provide for your tenants. The Gas Safety (Installation and Use) Regulations 1998 set out what has to be examined on every one:

The flue
That it carries the fumes from burning gas safely out of the home.
The air supply
That the appliance gets the air it needs to burn gas properly.
Pressure and heat input
That the appliance burns gas at the rate it was designed for.
Safe operation
That it works safely, including the devices that shut it down when something goes wrong.

What you receive

The Landlord Gas Safety Record, still widely called the CP12, emailed the same day. It lists each appliance and flue checked and where it is, any safety defect found and what was done about it, and the engineer's name and Gas Safe registration number.

The £80 covers the first two appliances. Each further appliance, such as a gas fire or a second hob, is £30. Repairs, parts and boiler servicing cost extra.

A safety check is not a service

The check confirms each appliance was safe to use on the day. It doesn't clean or maintain anything. A boiler service is the maintenance: the boiler is cleaned and tested so it keeps running well. HSE advises landlords not to treat either one as a substitute for the other, so both can be done on the same visit for less.

Prices and service bundles

Fixed prices, VAT included, agreed before the visit. Adding the annual boiler service to the certificate visit costs less than booking it separately and saves arranging a second appointment.

How booking works

Book online in four steps, or call if you would rather talk it through.

  1. Step 1

    Choose the certificate

The booking button opens the booking form with the gas safety certificate already selected. Add the property postcode.

  2. Step 2

    Count the gas appliances

Enter the boilers, hobs, cookers and gas fires at the property. The first two are included and the price updates as you go. This is also where to add a basic or full boiler service, and to note anything the engineer should know, such as who will let them in.

  3. Step 3

Pick a date and arrival window

Choose an available date, then a morning or afternoon arrival window. You can ask for a preferred time; it is a request rather than a promise.

  4. Step 4

    Add your details and confirm

There is no deposit and no payment step. You get a booking reference on screen, then a confirmation email, and the engineer texts 30 to 60 minutes before arriving.

Your duties as a landlord

The main gas safety rules for rented homes, in brief, with links to the official guidance.

  • Have every gas appliance and flue you provide for tenants checked every 12 months by a Gas Safe registered engineer.
  • Give existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in.
  • Keep each record for at least two years.
  • Keep the gas pipework, appliances and flues you provide in a safe condition. The annual check alone is not maintenance.
  • Appliances your tenants own are their responsibility, but you remain responsible for parts of the pipework and installation that serve them.
  • You can have the check done up to two months before it is due and keep the original renewal date.
  • In England, any room used as living accommodation that has a fixed combustion appliance, other than a gas cooker, needs a carbon monoxide alarm.

“I can't recommend Chris at Instagasworks highly enough. Over the course of a week he resolved a high pressure issue on my boiler which had been ongoing for over a month. He explained everything really clearly and dealt with the issue with integrity, which involved replacing a heat exchange plate. I never got the impression he was trying to rip me off and his prices are fair and competitive. My boiler is located in an awkward location but he worked with me to ensure he could complete the work, and I'll definitely be using his services in the future.”
