Three things to check before you call

Some stoppages are a two-minute fix. These checks are safe to do yourself; anything inside the boiler casing is a job for a Gas Safe registered engineer.

  • Boiler pressure below 1 bar

Most sealed systems want about 1 to 1.5 bar when cold, but the manual gives the right figure. If it reads low, top it up with the filling loop under the boiler as the manual describes, then reset. If it keeps dropping, there's a leak to find.

    Winter plumbing checklist
  • The clock, programmer or app

After a power cut a programmer can lose its time or schedule. Check the clock and the heating and hot water programmes, and compare any app with the controller on the wall.

No hot water but the heating works
  • A frozen condensate pipe

In freezing weather the plastic pipe running outside from the boiler can freeze and lock it out. Pour warm, never boiling, water along it to thaw it, then reset the boiler. Don't climb a ladder on icy ground.

    Thawing a condensate pipe

Smell gas? Don't touch the boiler or any electrical switches. Open the windows and doors and call the National Gas Emergency Service free on 0800 111 999.

Common boiler emergencies, and what to do

Choose what the boiler is doing to see what it usually means, what to do while you wait, what the engineer checks on arrival and what the repair typically costs.

Water leaking from the boiler

Usually a perished seal, a pressure relief valve letting water out, or a corroded pipe or heat exchanger inside the casing. Water and the boiler's electrics don't mix, so treat it as urgent.

What to do now

  1. Switch the boiler off at its fused switch, usually on the wall beside it.
  2. If water is still coming out, turn the water off at the stopcock, usually under the kitchen sink.
  3. Catch the drips with a bowl and towels. If water has reached any lights or sockets, switch off at the consumer unit.
  4. Note the reading on the pressure gauge and where the water seems to come from, then call.

What the engineer checks

  • Where the water is coming from: a seal, valve, pump, pipe or the heat exchanger
  • The pressure relief valve and expansion vessel, which make a boiler dump water when they fail
  • The repair quoted, then the system refilled, the pressure set and the boiler tested

Emergency call-out: £180 on weekdays from 8am to 6pm, £220 at other times, first hour on site.

Typical repair: £140 to £320 on top, quoted in writing before any work starts.

Call 0208 226 0205

Response: same day where possible, with a realistic arrival time on the phone. Overnight, you are talked through making it safe and get the first slot in the morning.

Emergency call-out, or a booked visit?

An emergency call-out costs more than a booked breakdown visit, so it is worth thirty seconds working out which one you need. Ring with something from the “Book it and pay less” list and you will be told to book it and save the difference.

Call now

  • Water leaking from the boiler or its pipes that you can't stop
  • Water near lights, sockets or the consumer unit
  • No heating or hot water in cold weather, with someone elderly, very young or unwell at home
  • A boiler that locks out again straight after a reset
  • Pressure above 3 bar, or water pouring from the relief pipe outside
  • A burning smell, scorch marks or soot, with the boiler switched off

Book it and pay less

  • Pressure that drops slowly and needs topping up every week or so
  • Hot water that comes and goes
  • A boiler that bangs or gurgles but still heats
  • One cold radiator while the rest are warm
  • An annual service that is due
  • A quote for a new boiler

Locked out twice? Stop resetting it.

One reset can clear a one-off fault. A boiler that locks out again is protecting itself from a real one, in the ignition, the gas supply, the flue or the water circulating through it. Leave it off, write down the code on the display and call: resetting it over and over won't fix it.

Emergency call-out prices

Every price is published, for every time of day. You are told the figure on the phone before your engineer sets off, and any repair is quoted in writing before it starts.

What happens after you call

  1. Tell the engineer what the boiler is doing

The fault code, the make on the front and the reading on the pressure gauge. You are talked through making it safe while you are on the phone.

  2. Price and arrival time agreed

Nobody sets off until you have the call-out price for the time of day and a realistic arrival time.

  3. Made safe first

On arrival the leak is stopped, or the boiler or gas supply made safe, before anything else. Then the fault is found.

  4. Repaired, or booked back

If you approve the quote and the part is on the van, the repair is done there and then. If a part has to be ordered, the boiler is left safe and a return visit is booked.

    Recommendable plumbing service

Chris has recently done a few jobs for us. We had him service our boiler and his friendly, helpful, clear and transparent approach meant that we subsequently contacted him when we had an emergency plumbing issue in the bathroom a few weeks later. Chris offered next day availability to resolve this and did a good job again. Would recommend him for transparent, prompt, and professional plumbing work.

Chris overcame several problems when dealing with the old gas pipes, removing two large radiators and capping off the connections to one radiator that was not being replaced. He also happily fitted in with my schedule for the complete renovation of my lounge, which meant making several visits. The new designer radiator weighed a hefty 51kgs but Chris was undaunted and managed to lift it onto the new brackets - with mainly verbal encouragement from me! All in all, a great job. Chris worked hard, dealt with the unexpected problems professionally, and I am very pleased with the result. I have no hesitation in recommending him.

I can’t recommend Chris at Instagasworks highly enough. Over the course of a week he resolved a high pressure issue on my boiler which had been ongoing for over a month. He explained everything really clearly and dealt with the issue with integrity, which involved replacing a heat exchange plate. I never got the impression he was trying to rip me off and his prices are fair and competitive. My boiler is located in an awkward location but he worked with me to ensure he could complete the work, and I’ll definitely be using his services in the future.
